MaintainBNB See if we’re a fit

Control the gaps.

Mid-week nights, shoulder weeks, an off-season nobody can forecast. Peak season only hides them, because demand is doing the work for you. We fill them whether it shows up or not.

Installed in seven days. If you don’t love it after 90, you get every penny back.

Your calendar isn’t empty.
It’s full of holes.

Two nights here, four there, a run of Tuesdays nobody searched for, a shoulder week you stopped watching.

People book all year. What ends is the surplus, and without it you compete in a far deeper pool for every night. In peak season, demand covers for everyone.

We did not come up with that. It is what hosts tell us, unprompted, on call after call.

  • In season I’m booked completely. Off-season I’m at a dead standstill.
  • My calendar’s wide open. Normally I’d have Thanksgiving and Christmas.
  • I just need to fill the empty weekdays.
  • I feel like I could get there on my own. I just don’t have the time.

Drawn from real calls with short-term rental hosts.

Different markets, different properties, the same sentence. Almost nobody asks for more bookings. They ask for the gaps.

The Gap Control System

The thing that fills a calendar is showing Airbnb positive signals every single day. That daily work is the whole reason a done-for-you service beats a one time fix or a tool you have to remember to use.

Rank

Positive signals to the algorithm, every single day.

Airbnb rewards listings that show it consistent activity. Most hosts send that signal in bursts, then go quiet for a month. We send it daily, so your listing stays visible in the weeks when demand is thin and everyone else has gone dark.

Price

A pricing strategy built down to your neighborhood.

Not a tool with default settings. A dedicated pricing team builds a model for your exact market, then works it so your gap nights fill without discounting the peak nights you already win. You keep the model.

Fill

A calendar you can count on.

The outcome the other two produce, and the point of all of it: nights that fill when demand is thin, not only when demand is doing the work for you. Mid-week, shoulder season, and bookings that arrive with enough notice that you are not cutting your rate at the last minute to save the week.

What we do not control: seasonality, a saturated market, and the economy. Those are real. We help you take more of your fair share than the listings around you. We do not pretend to erase the market.

You do nothing daily.
Here is how that works.

  1. Day 0

You add us as a co-host.

Through Airbnb’s own permission system, so you never hand over a password and you never share your account. That is the only thing we need from you, and it is the last thing you have to do.

  2. By day 2

Your listing is optimized for the phone.

Not a redesign. We do not touch your photographs or your amenities. We rebuild how the listing reads and ranks on a phone, because that is where almost every booking now happens.

  3. Day 7

    Your pricing strategy is installed.

Researched against your actual market, built for it, and switched on. This is the part that takes a week, and it is the part that decides which nights fill.

  4. Every day after

    We work the gaps.

Positive signals to the algorithm daily, and a dedicated pricing team staying on your market. This is the part that cannot be done once and left alone, and it is the part you never touch.

  5. Whenever you want

    You have a person.

A named Occupancy Manager, reachable by text, by email, or through your own private portal. Plus recurring strategy sessions with one of the founders. You never have to work out who to ask.

6

days to a client’s first booking, on average.

Half of our clients see it inside three days. It is the number that holds whatever the property size or the market, which is why we lead with it rather than with somebody’s best month.

Real clients. Real dashboards.

These are pulled from client dashboards and recorded interviews. Every number here has a source we can produce on request.

A glamping yurt and a small retreat.

A modest market, a long way from a trophy property. If the system only worked in Nashville, it would fail here.

Not a typical setup. Large properties in a destination market, with experiences built in. We would rather say that up front.

Eight years to build it.
Seven days to install it.

The system was built, tested and proven on our own portfolio over eight years, and it still runs there every day. That is where the expensive mistakes were made, and where they were paid for.

Which is the only part of that worth anything to you: you are not getting an experiment, and you are not waiting while anyone works it out. You are getting the finished thing, switched on in a week.

We install it in seven days. If you don’t love it after 90, you get every penny back.

The standard move in this industry is to promise you a big number, put you through hoops to qualify for it, wrap the terms in enough red tape that almost nobody ever collects, and leave you with neither the result nor much of a way to argue about it.

You get the system for ninety days. You do your part, we do ours. If at the end of it you do not absolutely love it, you get every penny back.

Who this is not for.

We turn work away. Saying so publicly costs us leads and saves everyone the wrong engagement.

  • Markets where there is simply not enough travel to go around. That is rarer than people think, and spotting it is our job rather than yours.
  • Listings with quality or review problems that ranking cannot cover.
  • Hosts who want full property management. That is a different service, and we do not do it.
  • Hosts looking for cheap software, or for someone to take a percentage of their revenue. This is a flat fee, it is not small, and it buys a team rather than a login.
